112 Balmoral Road Reviews

Kev was brilliant. We received a welcome tub of chocolates and a card. The house is lovely with lots of homely features and a cute little courtyard. We had a fabulous time.
The property is in convenient location, But there are a number of issues that need to be addressed. The doors need to be self closing but slowly, most door bang when self closing. One of our member injured their finger because of fast closing door. This is serious issue. The ground floor bedroom does not have ventilation, as a result the room smells bad and suffocating during hot weather. Other rooms also have ventilation issues. Some room's heating constantly on making it unbearable during hot weather. The property doesn't have sufficient open space for the size of the accommodation. Although, there is a shared rooftop space, its not enough for 20 plus people. When we book, outdoor barbecue was advertised, it was later withdrawn. The most positive thing about the property is the caretaker, who is available in short notice and try to resolve issues quickly. When we have water leaking from one of the bathrooms, he did his best to fix it.

There were 18 of us that stayed for my Dad's 75th birthday. The house was perfect for a group trip. Very clean and tidy, most of the bathrooms were very modern. The hosts were really helpful and easy to contact when we needed them. We didnt use the rooftop because of the weather but this would have been nice although could do with some updating . Easy to walk from the house to the town and beach and loads of free parking on the nearby streets.

A group of 20 of our friends stayed in the house over 2 days on Friday 10th and Saturday 11th January to celebrate my wifes 30th birthday. We had all travelled up from Manchester and the size of the house with the number of rooms and amount of space fitted our group numbers absolutely perfectly. We all had a fantastic time. The rooms were really clean and spacious. The large living room and dining area was perfect for our stay as it provided enough space for us all to have a good time and the large kitchen area allowed was perfect was cooking and relaxing in. I received a nice introductory message from the owner Zhang will covered all essential points and things to consider which was extremely helpful. Also, the onsite Assistant Manager Kev was a brilliant help to us on two occasions when we required the heating to be switched on on the Friday night and then on the Saturday night when one of the rooms doors locked itself from the outside. I messaged Kev to ask for his assistance on both occasions and he was extremely professional and helpful and was travelled immediately to the house to help us. Id like to commend Kev for all of his help and support. These were the only two minor issues during our stay but they didnt affect us all have a brilliant weekend. Overall, my wife really enjoyed her surprise weekend away and she had a brilliant time and I would highly recommend staying at this property for parties of more than 15 guests.
Paul was very welcoming and his support throughout our stay was excellent We'll definitely be booking for next year!

We had a lovely stay! A lot of information was provided about the area & restaurants etc. The only thing that we would say is that we had quite young children, and the fire safety doors on each room upstairs & down where a little bit impractical & so was a little bit of a worry about them closing & the handles to high for the children to open. But overall we had an enjoyable stay
The house is fantastic for a large group, we used the property for meeting up with family and had people coming from Scotland, Northern Ireland and London. The property has everything you could need and more and is a very comfortable stay. It is quite an impressive building and the property has a lot of character. The only thing we could say that could do with some improvement is some of the decor is a little tired but we mentioned this and the owners said they already have plans to rectify this over the winter months. Overall a fantastic stay and couldnt ask for anymore.
Wonderful property with so much space. Felt very homely and comfortable. The owners have provided lots of services in house so all you really need to do in bring yourself and some food and youre ready to go. Great place.

This is our second visit to this property and it wont be our last. Ideal venue for our annual knitting retreat.
Stay was lovely. . Paul the host was very accommodating kept in touch to make sure everything was ok. Great house & location was great 5 min walk to promenade

Our family stayed at this property to celebrate a birthday, with a mix of adults and children. Prior to arrival, Paul contacted me in the week before we came and let us know all the info we needed to gain access. He also met us on arrival to go over everything and offered some helpful advice on local attractions, bars and restaurants. The house itself was spacious and had everything we needed. All the rooms were clean and tidy and the number of bathrooms were great for a large group. The roof top garden was a welcome space as we were very lucky with the weather. We had some young children and my only advice would be for the owner to invest in some new panelling and gates to ensure safety in this area we supervised the children at all times, so it was fine, but it would give extra peace of mind. Paul was very attentive throughout our stay and kept in contact to see if we needed anything. The card and chocolates on arrival were a lovely touch! We would definitely stay here again
Paul who looks after the house was fabulous. He made regular contact before and during our stay and was always in hand. He made our stay very easy and enjoyable.

Great place to stay! I was a little nervous at first because the key collection email wasn't super helpful, but 2 days prior I got a very helpful text to explain the process, so all concerns were allayed! The house was fantastic! Plenty big enough for all of us, and that dining room was so lovely for a big family dinner. If I ever gather that many people again given it was for my wedding, I hope not! we will come back!
Kathryn
We had a lovely stay family group of 20. The variety of bedrooms was perfect for us and they were well spaced out so that no one disturbed anyone and we all had our own space. The house was spacious and clean and the beds were comfortable. We didnt get chance to use the rooftop garden due to weather but what a great space! The only criticism is that we were only just able to squeeze around the dining room tables all together once. If you were a party of 20 adults you wouldn't be able to and that is something that we like to do. There is a breakfast bar with additional seating though if you are happy to be in a different room. Otherwise it was fab and the owner was very helpful too, thanks for a great weekend!

Brilliant stay. Great communication from the owners and the bottle of proseccochocolates were a lovely touch & very much appreciated. The house is fantastic, very spacious and clean. Great large rooms to congregate in & local take outshot spot information was provided which we used & enhanced our visit. THANK YOU!!!
Josephine
The property is a great size. We mentioned the need for a curtain to block light into downstairs room which has been taken on board thank you. The listing makes it difficult to know if there are 10 rooms or 9 it would be great to have a floor plan so it was easier to assign rooms for future visits. The property whilst lovely could do with a decorative overhaul as this would propel the property from good to great. The hosts are both incredibly lovely and attentive.

We had a lovely stay. The owners were very friendly and helpful. The house had everything we needed.
The house is comfortable, well fitted out and ideal for a large group. It is well placed, being close to the town centre, and the owners couldn't have been more friendly and helpful, making sure that we had everything we needed during the stay. We will definitely stay in the property next time were are in Morecambe.
We had an amazing weekend with 18 of using the house. Paul and Zhang we very attentive and in regular contact. The towels and facilities were great and we all managed to enjoy this wonderful house. Thank you for letting us use the wonderful place the roof garden was great.
Nice big property with character, Great for family get together. Beds, sheets and towels all lovely and clean and fresh. Owners very helpful 6 to 7 mins walk to beach front. Plenty room to also manage quite time on your own. Price of property was our main search for the property and was good value for the money we paid.
Melanie
We have just returned from a large family get together and can honestly say the house was just perfect for us. Well catered for and easily accommodates varying ages. Paul, the owner was just so lovely with us all and provided us with plenty of useful info with regard to the area. He even kindly left lovely treats for the adults and children, so kind of him. All bedding and other linen was beautifully fresh and clean and genuinely nothing was too much trouble for Paul. He remained in contact throughout our stay just in case we needed anything. If you are looking for a lovely large house right near the centre of Morecambe then look no further. Youll have a lovely welcome by Paul and stay in the great house. Thank you for everything Paul and keep up the good work. Hopefully see you soon. Mel

We had a lovely time here. The house was great for a large get together of people at various ages. Paul was really attentive and the welcome gifts were a wonderful added bonus. Wouldn't hesitate to book again. Thanks
We have had a lovey stay, the house was very well equipped and the bedrooms worked well for both couples and single people in our group. Paul was very helpful and always on hand when needed. Lovely added touches on arrival. All of the beds were comfortable and very clean. We would definitely recommend this property for a large group to stay.
We had an amazing weekend with the family as were celebrating my husbands 60th ... We had an amazing weekend with the family as were celebrating my husbands 60th birthday The accommodation was very clean and the bedrooms were welcoming and all the beds were very comfortable The on suites were spotless There was enough room for everyone and a communal lounge and dining room for entertaining There was enough parking spaces for all of our 8 cars The host was accommodating and available to contact with any issues day or night if needed and nothing was a problem although we were happy with everything All of the guests were impressed with their rooms I wouldnt hesitate to return for another gathering in the future
The property is spacious, clean and mostly warm and is located close to the promenade. However it is still under renovation and some of the work was still taking place during our stay, which was unacceptable. What was also unacceptable were the two large dogs that appeared on the roof terrace without warning from an adjoining flat which we were not told about. It feels like the house has been rented out before its completely finished and some of the work has obviously been done in a hurry.
We could not have asked for accommodation any more perfect to share a family celebration. Not only is it a spectacular building, but it is homely, comfortable, welcoming, and spacious. Our every need was catered for. We had space to come together and places to spend quiet time. The location is also ideal, it is only a short walk to the beautiful sea front for a therapeutic and refreshing breath of fresh air. Local shops and pubs are conveniently nearby. All 20 of us could not recommend this accommodation more, we cannot wait to book again.
We made a formal complaint about the property to the owners and to Sykes. The listing is misleading and property is simply not fit for purpose in its current state. The attitude of the owners and Sykes in this matter has been very disappointing with both parties pointing the finger of blame at each other. I cannot recommend either in this case
Amazing stay! Would recommend with a big group, lots of fun!
